Lieutenant Governor (LG) VK Saxena has given approval for the redevelopment of slum areas under the ambitious 바카라˜Jahan Jhuggi Wahin Makaan바카라™ Scheme. This scheme, aimed at providing in-situ rehabilitation to slum dwellers, seeks to offer dignified housing and social empowerment to the urban poor, according to an official statement released on Thursday.
The policy modifications introduced under the scheme are expected to make such redevelopment projects more viable and attractive to developers, enabling greater participation and the construction of more housing units. Officials highlighted that this initiative not only ensures better living conditions for slum residents but also boosts the supply of affordable housing in Delhi.
The Delhi Development Authority (DDA), in a meeting chaired by Saxena, who also serves as the authority바카라™s chairman, approved significant changes to the slum and JJ policy. These changes aim to make in-situ rehabilitation, as envisioned under the prime minister바카라™s 바카라˜Jahan Jhuggi Wahin Makaan바카라™ initiative, both practical and financially feasible for implementation.
Key modifications include density relaxations, adjustments in land use allocation for remunerative and non-remunerative components, and an increased floor area ratio (FAR). These adjustments, such as allowing clusters within a five-kilometer radius to be redeveloped together, are expected to streamline the process and provide better outcomes for both developers and residents.
Under the revised guidelines, a FAR of 500 has been approved for both residential and remunerative components on plots measuring 2,000 square meters or more. This is a substantial increase from the previous FAR of 300 for commercial components and 400 for rehabilitation housing, making the projects more attractive to developers.
Additionally, at least 40% of the total plot area will now be dedicated to residential purposes, with the remaining area available for remunerative or commercial use. Developers can also transfer any unutilized FAR from rehabilitation components to the remunerative plot area, ensuring better utilization of land while making projects financially viable.
The new policy guarantees that all eligible slum dwellers will be accommodated in modern, multi-story complexes on the same site, providing them with access to essential public amenities. Developers, on the other hand, will have the opportunity to use additional sites for commercial or residential purposes, balancing social responsibility with financial returns.
This initiative not only ensures secure housing for slum dwellers but also integrates them into the formal urban structure, improving their quality of life and offering stability through ownership titles. The proposal, once approved by the Ministry of Housing and Urban Affairs, will mark a transformative step toward inclusive urban development.
