Yamuna Expressway has been in the news for more than a decade. A sporadic project here and another there, that's what the progress in the initial years looked like. As the Jewar airport turned out to be a never-ending wait, much of the progress turned out to be at a standstill. However, things started changing in the last few years. As the bid for the airport was finalised, the prospects of the region started to climb upwards. Once the construction gathered pace, the trajectory rose sharply. Now that operations are expected to commence shortly, the momentum has accelerated phenomenally.

The result is: what was primarily known for its Formula 1 track and sporadic industrial units five years ago has now emerged as Delhi-NCR's next growth corridor. The prices, too, have swelled, and a recent report found that land prices in the vicinity of the Jewar airport have doubled in the last couple of years. One of the residential projects that has received a major boost is Greenbay, a 100-acre golf-centric residential project by , that is capitalising on the area's rapidly improving connectivity and infrastructure.

Strategic Location: The Jewar Effect

 Greenbay's biggest advantage is its proximity to the Jewar International Airport. Located just 35 km from the site, the airport is expected to handle 12 million passengers annually in its first phase, with eventual capacity for 70 million. Experts believe that the airport isn't just about flights바카라”it's about the ecosystem it brings. The fillip it has provided to hospitality, industrial, institutional, logistics and commercial development will create a ripple effect on the region's real estate prospects.

Adding to the appeal is the proposed Metro extension linking Greater Noida to Jewar, with a station planned in close proximity to Greenbay. The existing F1 track바카라”a 15-minute drive바카라”further enhances the area's premium appeal. Further, the futurist plan of the Yamuna Expressway Authority, such as six-lane expansion of key stretches completed in 2023, Eastern Peripheral Expressway integration, reducing Delhi commute times and the approval of three new industrial hubs within a 20 km radius, has accelerated development in the past two years.

Market data as well, seconds his point. A recent Anarock report observed a 42% price appreciation for plotted developments along Yamuna Expressway since 2020. Another report by Knight Frank pointed towards a 33% increase in demand for luxury property YOY in the corridor. Rental yields have also followed an upward trend.
